Set on Brisbane’s bayside, SOL is the first of two architecturally designed terrace homes crafted by Darren James. This bespoke residence embodies our full design and construct approach, seamlessly blending contemporary coastal architecture with refined interior detailing. Every element – from the building form to the joinery and finishes – was conceived and delivered by our in-house team to create a cohesive, light-filled home that feels both sophisticated and liveable.

Responding to its bayside context, SOL combines natural materials, a muted palette and carefully framed outlooks to capture breezes and connect indoor and outdoor spaces. Integrated storage, custom cabinetry and considered layouts reflect our focus on practicality and longevity as much as aesthetics. The result is a home that elevates everyday living – a showcase of what’s possible when design and construction work hand-in-hand under one roof.

Entry: First Impressions

SOL’s entry sets the tone for the home – a sculptural, curved brick wall and soft material palette create a warm, tactile welcome. Natural light, generous proportions and carefully framed views hint at the openness beyond, while refined detailing and considered lighting establish the seamless blend of architecture and interior that defines SOL

Kitchen & Living: The heartbeat of SOL

The kitchen and living at SOL were conceived as the heart of the home – generous, light-filled and enduring. Cosentino Dekton surfaces meet bespoke Nikpol Tobacco Walnut joinery with Blum hardware; Zetr, Erulisse and Tongue & Groove details layer texture and warmth. Every finish supports our intent to create a bayside residence that feels sophisticated yet effortlessly liveable

Bathrooms: Where Materiality Meets Calm

SOL’s bathrooms were designed as serene, high-functioning retreats that echo the home’s refined coastal palette. Solid surface basins, benchtops and baths from Mains Water Co. anchor the spaces with seamless durability, while bespoke cabinetry in Nikpol’s Tobacco Walnut with Blum hardware introduces warmth and practical storage. Academy Tiles set the backdrop underfoot and to the walls, complementing Cosentino surfaces for vanities and benches. Brodware tapware, Zetr flush switches and Euroluce Lighting layer subtle detail and precision. Every element – from layout to materiality – was curated to deliver a calm, tactile space that balances luxury and everyday practicality

Living: An Intimate Retreat

SOL’s living room brings together scale, warmth and materiality to form a calm, inviting heart of the home. Custom wall joinery in Nikpol’s Tobacco Walnut pairs with Dekton Marmorio cladding to create a refined backdrop, anchored by a curved-arm marble and travertine chandelier overhead and a gas log fireplace for comfort. Soft furnishings – from the modular sofa and layered rugs to nested tables and curated artwork – complete a space that feels both sophisticated and liveable, echoing the home’s bayside design intent

Alfresco: Outdoor Living at SOL

SOL’s alfresco extends the home’s refined interior palette into a generous outdoor setting. An outdoor kitchen with Dekton Marmorio benchtops sits alongside a built-in BBQ and understated rangehood, creating a functional hub for entertaining. Stone dining and lounge settings are layered over natural textures and planters to echo the interior’s warmth and craftsmanship. The result is an outdoor space that feels like a seamless continuation of the home – durable, understated and made for relaxed bayside living

  • SOL’s primary suite was conceived as a private retreat that carries the home’s refined detailing into a restful space. A soft, neutral palette and layered textures set a calm tone, anchored by generous proportions and bespoke furnishings. The adjoining ensuite continues the story with Academy Tiles underfoot, feature mosaics, Dulux Vintage Beige walls and ceiling, Brodware fittings in Statue Bronze and a freestanding Orlo bath from Mains Water Co. Together these elements create a sanctuary of quiet luxury and everyday ease – a seamless extension of SOL’s bayside design intent.
